Do you need a sanctuary away from the stresses of modern life? Then Manor Cottage is perfect. Restore your spirits with walks along the Great Ouse (just at the end of the lane) knowing that London is less than an hour away by train (you could even cycle to the railway station).

It’s a bit like stepping back in time when you walk inside, except there are enough modern comforts to make life easy. The four reception rooms invite you to be creative - do you need a study or music room? A playroom or formal dining area? The potential is endless, but if you just want a cosy lounge where you can settle down in front of a real fire, take your pick.

The kitchen space has been carefully planned and recently furnished with bespoke, handmade units and worktops. There is also a large range-style cooker and a breakfast bar.

Manor Cottage is a solid, well-loved house with a newly refurbished roof and new, oak-framed dormer windows upstairs. There is plenty of scope to get really creative with the interiors but if you want the quirky period features to speak for themselves, the basics are in really good order.

The master bedroom is split level, with the dressing area and en-suite shower room on the lower section. The three further bedrooms (two doubles and a single) and family bathroom can be accessed from two separate staircases, which means you could separate one off as a guest/teenagers’ suite if you needed to.

Back downstairs, two of the reception rooms have french doors onto the peaceful cottage-style garden, which has a pergola and patio area, an original water pump and a wildlife pond. It’s a real oasis of calm.

The outbuildings consist of a purpose-built artists’ studio attached to an original timber-framed garage. If you needed more space away from the main house you could look into converting them into an annexe or an Air BnB (stpp).

Peppercorns Lane is an iconic address locally and, although peaceful, it is striking distance from the cricket club, church, good pubs and a local convenience store. St Neots town centre is also just a picturesque walk away.

Manor Cottage is not a listed property but it is in a conservation area, and has a local blue plaque explaining its significance to local history.
